Realty Income is one of the largest net-lease REITs in the world, owning more than 15,400 single-tenant retail and industrial properties leased to about 1,500 clients across the U.S., U.K., and continental Europe. Headquartered in San Diego, California and best known for branding itself as "The Monthly Dividend Company" — paying out monthly dividends to shareholders continuously since 1969 — the company has been an active consolidator in net lease through the 2023 acquisition of Spirit Realty Capital. Realty Income's tenant roster includes large convenience store, dollar store, grocery, fitness, and theater operators.
